What flooring installation really costs in Sydney (and what drives the price)

Understanding what's inside a flooring quote is the best protection you have, whoever you end up choosing.

The floor you see is only half the job

The biggest hidden variable in any flooring job is the subfloor — the concrete slab or timber structure your new floor sits on. Slabs that aren't level need grinding or levelling compound. Moisture needs testing and sometimes sealing. Old adhesive needs removing.

Skipping preparation is the classic way to make a quote look cheap. It's also the number one cause of floors that fail early: squeaks, drummy spots, lifted boards and voided warranties. When a quote is suspiciously low, preparation is usually where the money came out.

What genuinely moves the price

Product choice matters, obviously — within any category there are good-better-best tiers, and we'll tell you when the mid-tier board is all your rooms need. Beyond product, the real drivers are: the condition of your subfloor, uplift and disposal of existing flooring, stairs and detailed areas (which take craft and time), trims and transitions, and furniture handling.

Underlay is a quiet hero too. In apartments it's often an acoustic compliance requirement; in houses the right underlay changes how a floor sounds and feels every day for its whole life. It's a terrible place to save forty dollars a room.

How to compare quotes fairly

Ask every quoter the same five questions: Is subfloor preparation itemised, and what happens if more is needed? Is uplift and disposal included? Are trims, thresholds and door adjustments included? What underlay exactly is being used? And who actually does the installation — employees, regular subcontractors, or whoever's available that week?

A professional quote answers all of this in writing. If a quote is vague, the gaps tend to become 'extras' after work starts — or corners quietly cut.
