Carpet or hard flooring? The smart choice for Sydney rental properties

Flooring for an investment property is a different decision from flooring for your own home. It's a numbers question: what survives tenants, photographs well in listings, keeps the strata committee happy, and costs least over ten years — not just at installation.

Why hard flooring usually wins in living areas
Carpet in a rental living area has a hard life: every tenancy change brings steam cleaning, stains argued over in bond disputes, and usually replacement within two tenancies. Hard flooring — hybrid especially — takes tenancy after tenancy with nothing more than a clean.
Hybrid's waterproof core is the killer feature for rentals. The most common flooring damage in tenanted properties is water-related: pot plants, fridge lines, forgotten spills. Hybrid simply doesn't care. Laminate is a fair budget alternative for dry areas, but for a few dollars more per square metre, hybrid removes the water risk entirely.
Where carpet still earns its keep
Bedrooms are carpet territory even in rentals — tenants prefer it, it photographs warmly, and bedroom carpet lives a gentle life compared to hallways. A hard-wearing solution-dyed nylon in a sensible mid-tone hides wear and keeps presentation sharp between tenancies.
In apartments, carpet has a second advantage: acoustics. Which brings us to the catch that surprises many landlords.
The strata acoustic catch
If your investment is in a strata building, you can't simply swap carpet for hard flooring — most Sydney schemes require by-law approval and proof the new floor meets an acoustic rating, so noise doesn't transfer to the apartment below.
The good news: modern acoustic underlay systems let hybrid and timber floors meet these requirements comfortably. The ten-year view
Our usual recommendation for a Sydney rental: hybrid through living, kitchen and traffic areas; quality nylon carpet in bedrooms; and vinyl or hybrid in wet areas. It's the combination that minimises call-outs, bond disputes and replacement cycles — which is what actually protects your return.
